Are you insured and bonded?
Yes. We carry $1M general liability with a Care, Custody & Control rider — the coverage that specifically protects you if we cause damage inside your home. We also carry a crime/fidelity bond. We're happy to email you our Certificate of Insurance before you commit to anything.
What's NHWA accreditation?
The National Home Watch Association is the industry's accrediting body. NHWA members commit to background checks, written contracts, written reports, professional liability coverage, and a code of ethics. Many Florida insurance carriers now require NHWA-accredited providers for unoccupied home policies.
What's actually checked on a visit?
Our standard 25-point checklist covers: exterior walk (roof condition, screens, pool cage), entry and door check, interior smell test (mold/leak indicator), HVAC operation and supply temperature, all faucets and toilets, water heater, breakers, fridge/freezer, irrigation timer, pest signs, mail and packages, light and security indicators. Each home gets a custom version of this list during your free walk-through.
What if you find something wrong?
We call you within one hour. We document everything with photos and video. If you want us to coordinate a vendor (plumber, AC tech, cleaner), we will — but the vendor invoices you directly. We never spend your money without your written approval.
Is there a contract?
No long-term contract. All plans are month-to-month and you can cancel any time. We do offer an annual prepay option (one month free) for clients who want to lock in pricing for the season.
Do you do hurricane preparation?
Yes. Hurricane prep visits are $175 flat (included free in the Concierge and Estate tiers). We secure outdoor furniture, install accordion or panel shutters if installed at your home, photograph the property pre-storm for insurance, and coordinate post-storm priority inspections within 48 hours of the all-clear. Estate clients get first-in-line response.
